Spring Home Exterior Checklist: What Columbus Homeowners Should Inspect After Winter

Central Ohio winters are tough on houses. Between freeze-thaw cycles, ice buildup, heavy snow loads, and wind, your home's exterior takes a beating every year. The problem is that most of the damage isn't obvious from the ground — it quietly sits there getting worse until a spring rainstorm turns it into a real problem.

April is the perfect time to walk your property and check for issues while the weather is still mild and contractors aren't buried in emergency calls. Here's what to look at — and what to look for.

1. Roof

Your roof is the first line of defense, and it absorbs the worst of every winter. You don't need to climb up there yourself — a lot can be spotted from the ground or a second-story window.

  • Missing or lifted shingles — High winds and ice can pull shingles loose or tear them off entirely. Even one or two missing shingles create an entry point for water.
  • Cracked or curling shingles — Freeze-thaw cycles cause shingles to crack and curl over time. If it's widespread, the roof is nearing the end of its life.
  • Flashing around vents and chimneys — Metal flashing can pull away from surfaces during temperature swings. This is one of the most common leak sources and is easy to miss.
  • Sagging or uneven areas — Look at the roofline from the street. Any dips or sags could mean moisture has compromised the decking underneath.

When to call a pro: If you see any of these signs — or your roof is 15+ years old — a professional inspection is worth the peace of mind. Most issues caught early are straightforward repairs rather than full replacements.

2. Gutters and Downspouts

Gutters do one job: move water away from your house. When they fail, the damage shows up fast — stained siding, eroded landscaping, wet basements, and foundation cracks.

  • Clogs and debris — Leaves, shingle granules, and winter grit pack into gutters over the cold months. If water can't flow, it backs up under your roof edge.
  • Sagging sections — Ice weight can pull gutters away from the fascia or bend the hangers. Look for sections that dip or have pulled away from the house.
  • Leaking seams or joints — Run a hose through your gutters on a dry day and watch for drips at the joints. Even small leaks dump water right against your foundation.
  • Downspout discharge — Make sure downspouts direct water at least 4-6 feet from the foundation. If they're dumping water right at the base of the house, consider underground drain lines for a permanent fix.

3. Siding

Siding protects the structure underneath from moisture, pests, and temperature extremes. Winter damage to siding often starts small and spreads quickly.

  • Cracks or holes — Impact from ice, branches, or hail can crack vinyl and fiber cement siding. Even hairline cracks let moisture behind the panels.
  • Warping or buckling — Moisture trapped behind siding causes it to warp outward. If you see bulging panels, there may be water damage behind them.
  • Loose or missing pieces — Walk the full perimeter of your house. Wind-driven panels can shift without fully detaching, leaving gaps you won't notice at a glance.
  • Mold or discoloration — Dark spots or green streaks, especially on north-facing walls, often indicate moisture is getting trapped. Cleaning helps, but the underlying cause needs to be addressed.

If your siding is aging or showing repeated issues, spring is the best time to explore replacement options — the weather is ideal for installation and you'll be protected before summer storms roll in.

4. Masonry: Chimneys, Brick, and Stone

Masonry is incredibly durable, but water is its weakness — and Ohio winters give water plenty of chances to do damage through freeze-thaw cycles.

  • Crumbling mortar joints — Run your finger along the mortar between bricks. If it's soft, sandy, or crumbling out, water has been getting in and expanding through freezing. This is called spalling and it gets worse every year it goes unaddressed.
  • Chimney cracks — Look at the chimney from the ground with binoculars. Cracked bricks, gaps in the crown, or missing chimney cap pieces all allow water into the flue and into your home.
  • Leaning or separating sections — Any masonry that's shifted or pulled away from the house is a structural concern that needs professional evaluation.

5. Windows and Trim

Windows are easy to overlook during an exterior check, but they're a common source of hidden leaks and energy loss.

  • Failed caulk or sealant — Check the caulk lines around every window frame. If the caulk is cracked, peeling, or has gaps, water is getting behind the trim and into the wall cavity.
  • Foggy double-pane glass — Condensation between the panes means the seal has failed. The window still functions, but it's lost most of its insulating value.
  • Rotting trim or sills — Press on wood trim around windows with a screwdriver. If it's soft, moisture damage has set in.

Replacing a few windows now is a straightforward project. Waiting until they're actively leaking usually means replacing the window and repairing the wall behind it. Learn about your window replacement options.

The 30-Minute Walk-Around

You don't need a full day to do this. Set aside 30 minutes on a dry afternoon and walk the full perimeter of your house with your phone camera. Look up at the roofline, check the gutters, run your eyes along the siding, and look closely at any masonry. Take photos of anything that looks off — they'll be helpful if you decide to call for an estimate.

The goal isn't to fix everything yourself. It's to catch problems while they're still small, affordable, and on your schedule — not during a storm emergency in July.
