This real estate management company engaged ACI to represent all their owner’s properties the day after Hurricane Ike struck. Within 3 weeks all buildings had total settlements for complete replacement of roofs, siding, windows, … and work began immediately. The earlier we are engaged in the process, the more beneficial the outcome for the owners/management organization. No engineering companies were involved on the insurance companies team. We had already developed the analysis, scope and Xactimate estimates. All the adjuster team had to do was have us show them the physical evidence that supported the analysis reports.
National Development Corporation
NDC manages over 9,000 rental units in eight states and the District of Columbia. NDC also manages over 500,000 square feet of commercial space, including office space, shopping centers, parking garages and other retail space.
ACI represented NDC’s claim on Franklin Manor Apartments. The insurance company denied the claim and supported their stance with engineering reports from two 3rd party engineering companies. ACI’s team performed their analysis and provided a complete assessment before a decision board consisting of NDC, the insurance company and their engineering companies, and Marsh (Insurance Broker). The arbitrator provided by Marsh agreed with the ACI analysis and the insurance company paid to replace the apartment complex roofs.
Gender Park Condominium Complex
This 68 building multi-family, self managed condominium complex had received an estimate from the insurance company for less than 1/3 the amount of their roofing contractors estimate to repair the roofs after Hurricane Ike. Their initial contractor met with the insurance company adjusters on multiple occasions and the insurance company failed to agree with any additional scope. The board reached out to ACI at the suggestion of their financial management company and engaged us to represent them. ACI met with an 8 man team of adjusters from the insurance company and their 3rd party engineering company for over 2 weeks. The claim stretched over 9 months for final resolution and the insurance company ended up paying more than 5 times the original estimate, which included the complete replacement of many of the buildings roofs and siding. Though ACI was able to exceed the hopes of the condominium complex, the process was very drawn out and troublesome as the initial contractor has missed the opportunity to get the claim handled to the owners greatest benefit during the initial adjustment. It is critical to have your best representation from the beginning to expedite a quick and beneficial settlement.
